If you're a landlord or selling a property, by law you must get an EPC certificate ordered before you put the property on the market.
An EPC shows information on a property's energy use, and typical energy costs. Plus it makes recommendations on how to reduce energy usage and increase efficiency. An EPC is valid for 10 years and can be used multiple times during this period. The EPC will expire after 10 years and a new EPC (valid for the next 10 years) should be produced if the property is marketed for sale or rent at that time. However if you have made any significant changes to your property since the last EPC was carried out. For instance if you have made any of the following changes :
  • Changed your boiler
  • Added extra insulation ( loft or wall insulation)
  • Extended the property
  • Added a conservatory
This means the current EPC is not correct. So a new EPC should be put in place.
The energy assessor will need to access all rooms as well as the loft. They are also required to inspect heating systems and controls, take measurements and take photographs of all key data included in the survey. The survey is non invasive and a visual inspection is all that is required.
The length of the survey depends on the size of the property. However as a guideline an average size house or flat will take approximately 45 mins to an hour to complete. At the end of each day, the assessor will check all the data for the surveys carried out that day. Then we lodge these on the EPC register,which can be found on the .gov website. We will also send you a link to the register so you can download the certificate and send it to your agent / solicitor.
We try to keep things simple, so the prices you see are the same for all standard types and sizes of properties, from 1 bed to 5 bed. If your property is particularly large or unusual then please contact Us before ordering. So we can discuss the details.
We are based in Blackwater and Farnborough. So included in our standard fee is travel time for the surrounding area. Which covers approximately a 10 to 15 mile radius. If you are outside of the area we are still happy to travel to carry out the survey. However please Contact Us first. This way we can let you know if there is an additional fee for travel time etc.
For both ease and safety we use Paypal as our payment provider. This way you are always covered by Paypals buyer protection. When you go to pay you will be redirected to Paypals secure payment page. From there you can either log in to Paypal ( if you have an account). Or you can just pay using your credit or debit card.
